Known Block Foundation Issues
The problem with concrete block walls is that the mortar joints between the blocks typically develop hairline cracks over time.
Hairline cracking is usually the result of thermal cycling of both the concrete blocks and the mortar that binds them.
Soils that expand due to frost, push on foundation walls. This pressure can weaken the mortar joints over time.

Concrete block walls below ground often develop cracks after the footing that supports the foundation walls settles.
(frequently as a result of erosion) and/or when there is too much soil pressure exerted on the foundation.

Concrete blocks are not solid concrete; in fact, they are largely hollow this can be seen in the images below.

Cinder block foundation walls are porous and don’t need a crack to leak. Water can pass through them if too much drains against them.
Water will flow through the outer side of the cinder blocks and enter the hollow center.
The hollow center column of the wall fills, then drains down to the lowest blocks.
Finally, the water will exit from the bottom block onto the basement floor.

Trapped water typically saturates the concrete blocks, causing them to weep or leak onto the basement floor.
When the gaps in the mortar joints are large enough and there is significant hydrostatic pressure, water can seep into a basement through the mortar joints.
Mortar joints located between the concrete blocks will in time, erode to let water enter.

Poured foundations have become the preferred method, although a poured foundation is great in strength these foundations are not without problems.

Cracks in poured foundations are not unexpected, this can be caused by settling of footings as well as compaction issues.
Water will find it’s way in through cobbling where the wall meets the footing.
Foundation repair, foundation waterproofing is the only way to stop the issue.
