    Initial site visits include many factors.

    It is important for us to walk through the portion(s) of your home you wish to have a renovated.

    This gives us the opportunity to get that first hand look at any issues that might stand out. Visual issues will help us in determining important factors in order to come up with a proper plan.

    Renovations aren’t all the same, we ask many questions about material.

    Products such as flooring, doors, and windows are very important to know.

    We will need to take measurements, in some cases this can be somewhat time consuming.

    Our need to know these measurements are to calculate for materials.

    We quite often ask you about your budget.

    Asking about your budget helps us to determine if we are able to do the job at your budget.

    Some people might think for example, a full bathroom renovation will only cost $3,000.00 we know that this just will not work.

    We have also had people budget way high for renovations, we have been able to educate homeowners that their budget is way to high.

    The length of time for an initial site visit is depends on the size and scope of the renovation. A time of 1 to 3 hours can be normal.

    Renovation Quotes and Budgets

    How long does it take to get your quotation? Are your quotations detailed? Can you stay within our budget?

    Jim’s Property Management uses a state of the art quotation software.

    We try to have your renovation quote to you within four to ten days.

    The software we use produces quotations which are quite detailed and easy to understand.

    Staying within your budget is important to us, we strive to stay on budget.

    Accepting Quotation and Moving Ahead

    We have agreed to accept your renovation quotation, how do w accept it? How do we move ahead? Is there a contract to sign?

    To accept a quotation all you have to do is call us first.

    We will ask that you sign the quotation, there is a place to sign on all quotations.

    In most instances a contract will be made available.

    Moving forward will include setting a date to start. This can be several days to several weeks.

    Depending on the time of year we can have many jobs ahead of yours, we strive to be transparent with all customers.

    Permits and Insurance

    Do we require a permit? Can you assist with the permit? Are you insured?

    First and most importantly. Permits are important to obtain for most home renovations.

    As your contractor, I will always let you know when you do or do not have to have a permit.

    We can always assist in obtaining a permit.

    Insurance is a must, we carry full insurance as all companies should’

    If a client wishes for proof of insurance we supply it!

    Payments and Deposits.

    Do you require a deposit? What forms of payment do you accept? When are payments required?

    Yes, almost always a deposit will be a must.

    The amount of deposits will be pre-determined

    We accept cheques, E Transfers, and cash.

    As far as payments, all jobs are different. A payment schedule will be set up prior to starting your project.

    How to live in your home during renovations.

    Do we have to move out? How do we prepare to live during a home renovation?

    It is not very often that you will need to move out during renovations.

    If a basement renovation, prepare to loose the use of your basement.

    In regard to having the entire home renovated, you might want to plan on staying with friends or relatives.

    Empty the work area so we can work freely.

    Keep extra furnace filters handy in case you are running your furnace or a/c, plan many replacements due to dust..

    Can I leave my belongings in my home during the renovation? Who will manage my project?

    Yes, but we recommend that you remove everything possible – especially your most important possessions. Although we take extreme precautions to protect your belongings, dust flies everywhere during construction. And, much of it is microscopic so no matter what we (or you) do to protect them, your belongings will get dust particles on and in them.

    Jim Armstrong, owner of Jim’s Property Management will manage the renovation from start to completion.

    Jim will be sure to meet with all the trades’ people who will be working in your home.

    As being a part of the team, Jim is active on the job nearly every day, not to often is Jim not on site.

    Transparency

    Is Jim’s Property Management Transparent? Do you add unexpected costs?

    Jim’s Property Management is fully transparent, this is why we have such happy clients.

    The unexpected can occur. We do not know what lies behind closed walls.

    At any point we find a hidden issue, we take pictures and have our clients attend to see for themselves.

    Unexpected costs do occur, If this happens our clients are made aware of what the cost will be.
